SkyWorld Development Sdn Bhd’s SkyVogue Residences has achieved a take-up rate of 65% since its launch in March. The project has a gross development value of RM274 million and sits on a 1.34-acre leasehold parcel adjacent to Armada Villa in Taman Desa, Kuala Lumpur.

The development has a modern and minimalist concept and features versatile unit layouts suitable for multigenerational living. “Units at SkyVogue Residences will have an abundance of natural light and be well ventilated. They will also have sliding louvres at the balconies to reduce heat. The louvres can be moved in either direction, allowing for a change in façade design. So far, most of our buyers are Chinese aged between 20 and 70 and mainly residing in Taman Desa, Seputeh and Petaling Jaya,” says SkyWorld deputy CEO Lee Chee Seng in an email.

The low-density condominium will have only 11 units per floor and comprise a 45-storey block with a total of 333 residential units. Due for completion in October 2024, the typical and special units will have built-ups of 1,085 to 1,940 sq ft in layouts of 3- or 3+1-bedroom and a study. The 3+2- or 4+2-bedroom duplexes will have built-ups of 1,970 to 2,415 sq ft; and the 4+2- or 5+2-bedroom penthouses will measure 2,195 to 2,650 sq ft. All units will be fitted with hot water storage tanks and electrical power points. Selling prices start at RM650,000.

“Despite the Covid-19 pandemic and various Movement Control Orders, we are confident that there will be demand for SkyVogue Residences, as we have always focused on delivering products with good quality and that are priced reasonably and in the right location. We also hope to sell all units in a year’s time,” says Lee.

According to the developer, SkyVogue Residences is the first residential project in the country to use the Destination Control System. “DCS is a lift control system that interprets residents’ data stored in our SkyWorld Connects app — a mobile application for effective and efficient communication between SkyWorld residents, its management and the security team — and will assign lifts to take them to their respective floors. This will help reduce the waiting time and minimise the number of intermediate stops,” says Lee.

He adds that the project is also equipped with a Seamless Mobile Access System (SMAS), which is integrated with DCS and is an entry system that uses Bluetooth technology on residents’ mobile phones to transmit their data to the Bluetooth reader installed at the entry point of the development’s boom gate entry, lobby main entrance, lift lobby and facility areas. A physical access card will also be provided for those who may not have their phones with them or when their phones are not usable.

SkyVogue Residences is Qlassic (Quality Assessment System in Construction) and Green Building Index (GBI) compliant. Lee notes an Automated Waste Management System (AWCS) has been incorporated in the development, whereby rubbish thrown into the garbage chute will be sucked into the trash centre on the ground floor.

“All technology comes with a cost. The result will be the value that the system brings to the development. We have incorporated AWCS in most of our projects, as the concealed disposal of waste provides cleaner surroundings. With this system in place, security is also enhanced because there will be less of a need for sanitary workers to go to the refuse chambers on all floors. As such, this will be able to boost the health and comfort of residents,” he explains.

Facilities include a forest garden, herb garden, fitness park, games hall, multipurpose court, family pavilion, an infinity lap pool, a wading pool, Jacuzzi, an aqua lounge, a yoga room, sky gymnasium, sky dining area and sky barbecue area. The maintenance fee is 35 sen psf per month.

SkyVogue Residences is easily accessible via the Federal Highway, Sprint Highway, Smart Tunnel, Maju Expressway, East-West Link Expressway and Kuala Lumpur-Seremban Expressway. Nearby amenities include Vikas International School, Kuen Cheng High School, MidValley Megamall, The Gardens Mall, KL Eco City, Taman Desa Medical Centre and Assunta Hospital.
