Tower 1 and Tower 2 of EdgeWood Residences in SkySanctuary, Setapak, Kuala Lumpur, has achieved a take-up rate of 100% and 50% res-pectively since their launch in May and December last year.

“Designed to capture maximal views of the central park in a locality that offers unmatched indoor-outdoor living, EdgeWood Residences is a refreshing property that will become part of Setapak’s skyline,” SkyWorld Development Group Sdn Bhd CEO Lee Chee Seng tells City & Country in an email interview.

Occupying a 3.79-acre leasehold tract, EdgeWood Residences has a gross development value (GDV) of RM514 million and will comprise two 44-storey towers with 960 residential units in total.

The units will come in layouts of 3- or 3+1-bedroom and 2-bathroom with built-ups ranging from 865 to 1,280 sq ft. Selling prices start at RM420,000 and the development is expected to be completed in May 2025. It will also have 2,098 parking bays and each unit will be entitled to two to three parking bays.

Lee notes that the design of the project was inspired by the volumetric series of forest trees in the woods and expressed in cantilever boxes that overlook the three-acre central park in the SkySanctuary township. The park consists of four sections — Celebration Light Piazza, Treasure Fantasy, Isle of Dreams and Tropical Haven — and will offer facilities such as a moonlight seating, swan deck, al fresco garden, outdoor fitness area, sunken lounge, forest trail, mirage lake, zen island, jogging trail and bamboo adventure park.

According to the developer, EdgeWood Residences is designed based on the idea of living by the woods. The concept is derived from the embracement, refreshment and exploration of the flows of biophilic and holistic vibes for the well-being of residents.

“The anterior façade of the building comprises multiple planter boxes that make up an organic beehive-like shape. The curvature of the podium provides an interesting contrast to the solid geometric surfaces, effectively enhancing the vibrancy of the building from afar,” Lee notes.

With only 12 to 14 units on each floor, the units at EdgeWood Residences will feature open-concept layouts with floor-to-ceiling height sliding doors and windows. The units are designed to be column-free, thus giving residents a spacious and comfortable living environment, with the sliding doors breaking up the living spaces.

Lee adds that the units will also come with a 6m-wide balcony to provide more air ventilation and natural light as well as overlook the central park. Alternatively, residents can convert the balcony space into a vertical garden, open outdoor patio, mini breakfast area or workout area.

Owing to the project’s proximity to the Kuala Lumpur city centre, the target market is mainly upgraders, city dwellers, young professionals, small families and investors. “We ensure that the units cater for different needs and purchasing preferences, as homebuyers nowadays appreciate an enriching lifestyle at their doorstep, with convenience, sustainability and a comfortable home to live in,” says Lee.

EdgeWood Residences is Green Building Index and Green Real Estate (GreenRE) certified and Qlassic (Quality Assessment System in Construction) compliant. Lee says smart and innovative features that will be incorporated in the development include digital locksets, an automated waste management system, a seamless mobile access system, an electric-vehicle charging bay and a speed ramp that allows residents to drive up to the parking lot on their respective floors to reduce traffic flow.

Facilities at EdgeWood Residences include a lap pool, sauna, gymnasium, mini cinema, pavilion, spa gallery, barbecue area, children’s playroom/reading room, yoga dance room, gourmet kitchen, chill out lounge, co-sharing spaces and an outdoor gym. The maintenance fee, inclusive of sinking fund, is 30 sen psf per month.

Meanwhile, the 42-acre SkySanctuary, with a GDV of more than RM2 billion, will have five residential plots and two commercial plots. Nearby amenities include Giant Setapak, Setapak Central, AEON Alpha Angle, Wangsa Walk Mall, Sri Utama International School, SJK (C) Wangsa Maju, SMK Air Panas, Tunku Abdul Rahman University College, Columbia Asia Hospital and Kuala Lumpur General Hospital. The transportation hub within a 3.5km radius is the Wangsa Maju LRT station.

The development is easily accessible via Jalan Genting Kelang, Middle Ring Road 2, the Duta-Ulu Kelang Expressway and Setiawangsa-Pantai Expressway, which is under construction.
