Mah Sing Group Bhd’s first high-rise condominium in Wangsa Melawati, Kuala Lumpur — M Adora — has recorded a take-up rate of 90% since its launch on July 18 last year.

M Adora has a gross development value of RM378 million, with a total of 677 units in two 31-storey towers. Located on a 4.5-acre parcel in Jalan Wangsa Melawati 1, the residential project is slated for completion in 2024.

The project consists of three unit types — 3-bedroom, 3+1-bedroom, and 4-bedroom/dual-key — with built-ups ranging from 850 to 1,200 sq ft. Prices start from RM468,000. 

Mah Sing Property Subsidiaries CEO Yeoh Chee Beng says in an email, “M Adora is well received and has recorded a 90% take-up rate since its launch amid the Covid-19 pandemic due to its strategic location and affordably priced units. We recognise that there’s demand in the market for this type of project.

“We are confident that our next project, M Astra (in Setapak), which is now open for registration, will be well received in the market too. The land was acquired this year, so this is a quick turnaround business model.”

Strategically located in Wangsa Melawati, M Adora is about 9km from KLCC, and 800m from the Middle Ring Road 2. The project is also accessible via Jalan Genting Klang (3km), Duta-Ulu Klang Expressway (3km), Jalan Ampang (5km), East Klang Valley Expressway (6km), Ampang-Kuala Lumpur Elevated Highway (6km) and Jalan Tun Razak (8km), and is about 2.2km from the Wangsa Maju LRT station and 1.8km from the Sri Rampai LRT station. A shuttle service to the Sri Rampai LRT station will be provided for M Adora residents.

M Adora will feature 35 exclusive facilities, including a cantilevered glass-walled gymnasium, a swimming pool and a sky bridge on level 29.

The project is designed with green and energy-efficient features such as the use of energy-efficient lighting in common areas to optimise energy savings, cross ventilation in all rooms to enhance indoor air quality, use of low volatile organic compound paint, designs that provide a good amount of daylight for residents, and rainwater harvesting in common areas that leads to a reduction in water consumption. 

M Adora also comes with a multi-tiered security system and smart community system.
