MZEC Development Sdn Bhd officially launched Lestarry Heights in Mentakab, Pahang, on Nov 17.

Phase 2 of the development, which was opened for sale on the same day, has to date achieved a take-up rate of 50%. Phase 1, which was soft-launched in March, is fully sold.

“Buyers choose Lestarry Heights because of the gated-and-guarded concept. The project provides a new living environment that encompasses lifestyle elements such as security, facilities and good landscaping. Our product design and pricing are well received by the public as well,” says group managing director and founder Ang Swee Yong.

Occupying 52 acres next to Jalan Temerloh-Mentakab, the RM300 million strata-titled project is MZEC Development’s largest so far.

It will comprise 193 units of 2-storey terraced houses, 139 units of 2.5-storey terraced houses and 100 units of 2-storey semi-detached houses that will be built in five phases. Phase 1 will comprise 48 units of 2-storey terraced houses and 24 semidees while Phase 2 will have 49 units of 2-storey terraced houses and 32 semidees.

The 2.5-storey houses will be developed under Phases 4 and 5.

The 2-storey houses, with built-ups of 2,300 sq ft, are priced at RM489,000 onwards while the semidees (built-ups: 3,000 sq ft), RM698,000 upwards. The 2.5-storey houses, with built-ups of 2,800 sq ft, are priced at around RM600,000 or RM230 psf.

The project will have a 25,000 sq ft clubhouse on a two-acre parcel and a five-acre central park.

According to the developer, the clubhouse, which was completed in March, was built first to demonstrate its commitment to buyers and to impress them. Since the completion of the clubhouse, the company has been hosting activities and events there for local residents. When the project is completed, it will be for the use of residents of Lestarry Heights only.

Facilities in the clubhouse include a gymnasium, multipurpose hall, basketball court, swimming pools and badminton courts.

MZEC Development is part of MZEC Group of Companies. Ang founded the company, which is involved in the supply of construction timber, plywood and chemical products to the construction industry, in 2003.

The group’s main income is from plywood trading, followed by property development.
