KUALA LUMPUR (July 25): PJ Old Town is the oldest part of Petaling Jaya and retains a strong community feel among its residents. Strategically located with connectivity to Kuala Lumpur and Old Klang Road, the area is ready for transformation.

“Due to its strategic location, PJ Old Town is ready for redevelopment, which should be carried out holistically,” said CCO & Associates (KL) Sdn Bhd director Chan Wai Seen.

Metro Homes Realty Bhd executive director See Kok Loong, meanwhile, believes the ideal location for redevelopment is the land where the popular hawker centre — Taman Selera — and the wet market sits on. If these components are integrated into a mixed-development project, that would be ideal, he said.

For Laurelcap Sdn Bhd executive director Stanley Toh, while the area has the potential to be redeveloped, rumours of the revival of the Kinrara-Damansara Expressway (KIDEX elevated highway) may affect the residents and values of properties where it passes.

However, all of the consultants believe that the option to allow property in PJ Old Town to change their land title from residential to full commercial may hold better promise for the area in the long term.

In the meantime, the area continues to have stable values and provide its residents a cosy and familiar place, where everyone knows each other's name.
