The youth division of the Real Estate and Housing Developers’ Association Malaysia (Rehda Youth) organised a study tour to Expressionz Professional Suites and The Rainz in Kuala Lumpur, by the Exsim Group, as well as the Nippon Paint factory in Shah Alam on Jan 30. The tour group comprised more than 20 people, mainly property developers.

Chairman of Rehda Youth Datuk Seri Dr Lee Ville stated the purpose of this tour. “This is one of our monthly projects, this tour is basically  to highlight the latest products for our members, to broaden their horizons and to be exposed to what’s happening in the industry.”

Rehda Youth’s event working committee member Tony Chong says, “As part of our advocacy of education, Rehda Youth organises study trips locally and internationally to study and learn the best practices to adopt to improve the industry through township planning, local policies on planning related to property developments, building designs, future trends, building technology, and green and sustainable developments for our members.”

For this tour, Rehda Youth brought developers and property consultants together so that they could network and learn from each other’s experiences.

“We found that many good or emerging consultants in town are not in touch with our members,” says Chong, who is also Sunsiri Development Sdn Bhd director. “That is why I initiated the idea of letting the architect or related consultant host the tour because they are the most suitable people to share their thoughts on a project as they are the ones who planned, designed, created and ‘built’ it.”

 

Expressionz Professional Suites

Located in Jalan Tun Razak, Expressionz Professional Suites offers various customisable options so that tenants can transform the space to fit their lifestyle and taste.

Design director Hanc Wang says, “We designed these apartments with investors in mind. The majority are dual-key suites, with sizes ranging from 643 to 866 sq ft. The units are divided into two, so there are two keys and two investment values in one unit.”

The 447 units in a 53-storey building are fully furnished and in move-in condition. Facilities include a lounge swimming pool at the podium level and a sky pool on the rooftop, which offers a stunning view of the city.

Wang says the site itself is a statement as it is surrounded by many cultural buildings. The project “is an embodiment of lifestyle and the green concept as well as a unique living proposition that expresses these concepts through fine developments”.

Expressionz sits on a 1.12-acre site and has a gross floor area (GFA) of 900,337 sq ft, including nine levels of parking, with 849 bays. The 53-storey building, divided into Tower A and Tower B, has a net floor area of 387,145 sq ft.

Launched in March 2014 and completed on April 24 last year, Expressionz has a gross development value of RM547 million. The average selling price was RM1,500 psf and the project has been fully sold.

The facilities include a swimming pool and meeting and business lounges on the podium. The business hub is on level 21. Tower A will have a sky pool and gym and Tower B, a floating sky lounge where customers can enjoy the scenic night view of Kuala Lumpur.

With the company’s usual signature of a green wall with the signage on top, Tower A expresses itself with a pop-up facade while Tower B has a recessed-in facade. The Sky Gallery is located mid-level, breaking down the mass of the building. The 9.3 plot ratio makes the building appear slim and tall, for a cool and iconic concept.

“The design strategy was that to first design the carpark and the core, because to maximise the number of parking lots on the land is a very big challenge for architects,” says Wang.

 

The Rainz

The Rainz in Bukit Jalil is a development that is in tune with nature and which encourages multi-generational living. The building’s random blue facade creates a contrast and maps out a pattern of raindrops. Lights on the top of the building illuminate the structure and the garden.

Sitting on a five-acre site, the building has a GFA of 2,170,122 sq ft and seven levels of parking, with 1,975 bays. The 34-storey condominium block has a net area of 991,100 sq ft and a GDV of RM688 million. It has 624 units, with built-ups ranging from 1,513 to 1,930 sq ft, and selling prices starting at RM1.05 million. The unit density is 125 per acre.

Each unit is partially furnished and ready to move in. Fittings provided include a fully equipped modern kitchen, dishwasher, washing machine and dryer, wardrobe, air-conditioning units, heaters, bathroom storage and utilities storage compartment.

All units come with bathrooms designed to cater for disabled seniors. Launched on Sept 27, 2014, The Rainz was completed in 2Q2018.

There are three levels of facilities. The ground floor has facilities for outdoor and indoor sports, such as bicycle and jogging tracks, a forest trail and outdoor gym, as well as for sports such as basketball, table tennis and badminton.

Level 8 has a pool lounge, function hall, pool deck and Jacuzzi. Level 35 has a garden, lounge, terrace with barbecue area, sky viewing deck and sky pavilion, among others.

 

Nippon Paint factory

At the Nippon Paint showroom, the participants had the opportunity to explore different colours and shades of coatings, including the popular Water Repellent Solution.

“Water Repellent Solution can be applied to bare cement or bare finish to protect and maintain the aesthetic value of the bare finish look,” explains Nippon Paint (M) Sdn Bhd marketing executive Luqmanul Hakim Salahuddin.

Another popular product is Weatherbond series 3— Weatherbond and Weatherbond Solareflect. Luqmanul says the latter is an improvement on the former because it has sunblock technology that can reflect heat up to 5°C. Participants were able to have a hands-on experience of the difference in the coating systems.

They also visited the exhibition area to view floor coatings for commercial and industrial landscapes. Luqmanul says there are different applications for the coatings for facilities such as hospitals and mosques. “We also have products that allow you to apply paint on tiles, which can cut the cost on renovation and make the tiles look new, such as by applying Hycote 51wt Primer,” he adds.

Nippon Paint also offers waterproofing solutions for the basement right up to the roof. These products help to keep interior and exterior areas dry with durable and seamless coatings as well as those that can also be used for water tanks, swimming pools and bathrooms.

Located in Shah Alam, Nippon Paint’s headquarters spans 25 acres and includes production facilities, warehouses,  an R&D centre and office buildings, with a GFA of over 12,000 sq ft. The company’s business segments comprise architectural, commercial, industrial, heavy duty, infrastructure and automotive.
