S P Setia Bhd’s Setia Sky Seputeh is a low-density condominium development that offers homes with unparalleled luxury and conveniences for every lifestyle. Surrounded by the affluent residential areas of Bangsar, Pantai Baru and Damansara Heights, it is also within walking distance of Mid Valley City.

With a gross development value of RM951 million, Setia Sky Seputeh is a freehold, gated and guarded development on 4.4 acres in the quiet and mature neighbourhood of Seputeh.

With 290 exclusive units in two 37-storey towers (Tower A and B), it offers only four to six units per floor. All units are designed to create the feeling of living in a semi-detached home or bungalow in the sky.

Each unit also comes with its own private lift lobby — ensuring privacy and exclusivity for the residents.

Niche development

S P Setia’s divisional general manager for niche development Paul Soh says Setia Sky Seputeh explores a dwelling typology with a maximum degree of privacy and luxury. The units rival landed offerings in terms of security and value while the project comes with direct views of the city and nature.

“The design of the towers is inspired by the contoured landform of the site, and its distinctive curved façade gives this niche development a clear and unique identity. Each unit is differentiated by its broad balcony, making each one unique,” he says.

Setia Sky Seputeh (Tower A) is scheduled for completion by December 2020. The units are available in six layouts, with built-ups ranging from 2,300 to 3,025 sq ft. Each unit is partially furnished with kitchen cabinets in the wet and dry kitchen areas, hob and hood, refrigerator, microwave oven, air conditioning, water heater, video intercom system and washer and dryer.

The spacious layouts allow for an ample living area to suit large families, allowing them to bring their loved ones together in a safe haven. Wide windows and broad balconies allow families to enjoy unrivalled views of city skyline and the surrounding greenery.

The 145 units in Tower A, with built-ups of 2,325 to 2,885 sq ft, were launched in 2016, priced at RM2.9 million to RM3.6 million. In the recently launched last phase of Tower B, the built-ups range from 2,303 to 3,025 sq ft and the units are priced from RM3.06 million.

Soh says all facilities are positioned to allow users to enjoy the views. Residents get to enjoy the best of both worlds — the lush view of the adjacent forest and the city’s cosmopolitan skyline.

The Podium level features a 1.5-acre resort-themed landscape, offering 31 types of facilities. These include a paradise island, tropical oasis, virtual golf, multipurpose hall, cabana lounge, trampoline garden, music pods, crescent sand beach and wavy coconut oasis.

“Setia Sky Seputeh is home to the country’s longest man-made beach, with 700 sq m of sand stretching more than 100m,” he says.

Convenience and accessbility

Being just 500m away from Mid Valley City, residents at Setia Sky Seputeh can easily enjoy various amenities such as education, shopping and recreation. S P Setia is looking to build a covered walkway from the development to join the bridge crossing at Jalan Syed Putra for residents to walk over safely to Mid Valley City.

In the near future, the developer plans to improve the infrastructure in the area, including the upgrading and realignment of Jalan Taman Seputeh and Jalan Bukit Raja leading to the development. The section of Jalan Taman Seputeh fronting the project has already been widened and deepened to ensure smooth traffic flow.

Apart from Mid Valley City, other nearby amenities include KLEC Mall, NU Sentral Shopping Centre, Bangsar Shopping Centre, Pantai Medical Centre, University Malaya Medical Centre, Alice Smith School Primary Campus, Mont’Kiara International School, Butterfly Park KL and TPC Kuala Lumpur. Residents will find the city on their doorstep.

Soh notes that S P Setia is offering a build-then-sell scheme for this project, whereby buyers are only required to pay 10% upon signing the sales and purchase agreement and the balance 90% upon completion of the project.

“There will be no other progressive billing until the property is completed ...

In a way, you are locking in the future price of your property at today’s price.”
