Bandar Seri Putra is a 898-acre freehold, integrated residential township in Bangi that has become a sought-after place for families who want to live away from the hubbub of city life. The self-contained township is strategically located with easy access to the North-South Highway (PLUS) via the dedicated Putra Mahkota Interchange Exit 213.

Under development by United Malayan Land Bhd’s (UM Land’s) subsidiary Bangi Heights Development Sdn Bhd since 1997, Bandar Seri Putra comprises terraced houses, semidees, cluster homes, shopoffices and apartments. So far, 85% of the township has been completed and 4,822 residential and commercial units have been handed over to the buyers.

Sebayu Hill Villas — EXCLUSIVE BUNGALOWS

UM Land will be soft launching Sebayu Hill Villas, its most exclusive development at Bandar Seri Putra, end April. The guarded development, comprising freehold bungalows, will be developed in two phases.

Phase 1, which is expected to generate a GDV of RM61.3 million and is currently over 70% completed, will offer 17 bungalows that comes in three contemporary design layouts. The units are priced from RM2.7 million to RM4.6 million.

This gem of Bandar Seri Putra aims to attract affluent buyers looking for a distinctively exclusive lifestyle with its modern art-inspired designs and generous sizes. “We are targeting upgraders currently living in terraced houses, semidees or bungalows, celebrities and those earning ranging from RM25,000 and above per month,” says Hadyan.

The bungalows land area ranging from 7,912 sq ft to 19,461 sq ft, offers spacious car porch that can accommodate up to three cars and ideal for social gatherings. The units are designed to be spatially functional from the spacious driveway and grand double-leaf door at the entrance to the large windows at the ground floor and an open plan layout that seamlessly transitions from private quarters to common areas of the house.

Units with layout types A and B  come with a large master bathroom with an attached outdoor shower (for type C only),  a sizeable outdoor viewing deck and an additional lower ground level suitable for social gatherings, gym space or prayer room.

CONDO-STYLE LIVing at PUTRA1 APARTMENT

Meanwhile, UM Land is also focusing on selling off the remaining 34 apartment units at Putra1 Apartment, which was completed last year. Putra1 Apartment is a low-density development on an 8.9-acre freehold parcel. It is a short drive from the Putra Mahkota toll plaza and SP Retail Centre, the township’s commercial hub.

Launched in December 2013, Putra1 Apartment has a gross development value of RM216 million and comprises 505 units spread across six low, medium and high-rise blocks with a three-acre garden courtyard and full condo-style facilities. “Putra1 Apartment offers a modern lifestyle, complete with full condominium facilities, at apartment prices. The highlights include three swimming pools, a semidee design for the upper-level apartments, as well as privacy and a low density to attract younger buyers and elderly couples who want a smaller space,” Hadyan says.

Putra1 Apartment is targeted at government servants and lecturers at the nearby universities, executives and managers working in Bangi, Nilai, KLIA, Putrajaya and Cyberjaya and young couples with a small family and a monthly household income of at least RM5,500 as well as upgraders and long-term investors.

Selling prices at Putra1 Apartment range from RM385,696 to RM727,488 while the maintenance fee is 22 sen psf.
