Kirana Kemajuan Sdn Bhd has sold 80% of Nikka City Sentral since its launch in April. Located in Bandar Sri Permaisuri, Cheras, Kuala Lumpur, it is a RM127 million leasehold condominium comprising 223 units in a 29-storey block on 1.48 acres.

“We are glad to be able to achieve the current take-up rate despite the lockdowns and sentiments due to the pandemic,” says Kirana Kemajuan director Lee Tuan Khoon.

Nikka City Sentral is suitable for multigenerational living, he adds. “[The project] offers spacious units and dual-key layouts for comfort and flexibility. The facilities cater for wholesome family living.

“The development, suitable for first-time homebuyers, upgraders as well as property investors, is also located in a mature neighbourhood that comes complete with amenities, many within walking distance. Nikka City Sentral is envisioned to be a sanctuary in the hustle and bustle of city living and to improve the quality of life for its residents,” Lee says in an email interview.

Units at the relatively low-density development come in three layout types, with the  built-up areas ranging from 965 to 1,264 sq ft. “The comfortable dual-key layouts with four to five rooms and three bathrooms give buyers the option to rent out the additional studio, which has a separate entrance for privacy, or use it as a [home] office,” says Lee. The building will have 50 facilities spread over four levels.

The project is expected to be completed in June 2025 and prices start from RM499,356.

Lee says Nikka City Sentral is located 50m from the Salak Selatan LRT station, 500m from the Salak Selatan KTM station and the future proposed MRT3 interchange, as well as 7km from Mid Valley City and 10km from KLCC, with easy access to six highways.

In the area and its surroundings, there are amenities such as convenience stores, supermarkets, parks, banks, hospitals, restaurants and food outlets, as well as educational institutions, Lee adds.

The company had previously launched Pixel City Sentral, adjacent to Nikka City Sentral, in February 2020. The former is fully sold and its construction has reached the carpark levels, says Lee. Pixel City Sentral is scheduled for completion in 2024.

Since the launch of Pixel City Sentral, the developer has shifted marketing to online platforms, owing to the pandemic and lockdowns. “Although customer viewing, presentation and sales are done online, physical visits are still required for prospective buyers before the deal is sealed and the sale and purchase agreement is executed. This is the current challenge — balancing business and the ever-changing [standard operating procedures], and minimising health risks.”

Kirana Kemajuan is a subsidiary of The Shayher Group of Companies, established in 2000. It is involved in property development and construction, project management as well as engineering and architectural services.

The group’s other ongoing project is Bliss @ Old Klang Road, slated for completion in 2023. Its recently completed projects include the Zizz in Damansara Damai, Selaseh 36 in Batu Caves and Laman Villa in Klang.

The company’s upcoming projects include a RM1 billion, nine-acre mixed development comprising serviced apartments and retail shops in PJS9 Subang Jaya, and a RM200 million, four-acre condominium in Puncak Jalil. Both projects are expected to be launched in 2022, he says.
